Assessment Increase

In the ten+ years since the establishment of Canterbury Hills, the expense of maintaining the common areas has grown faster than our budget. We have new expenses that weren’t contemplated: larger trees risk damaging homeowner’s fences, which increases our landscape maintenance fees; irrigation valves have worn out from use – wasting water while raising our water bill; and potential liabilities have been identified that we can’t fund – even if we used all of our reserves.

It’s been two years since our last increase, which was only the second increase since the community was established. We must increase our reserves now to meet both current and future needs.

The Board of Directors has reviewed all estimated budget expenses for 2026 and has determined the current assessment rate is not sufficient to maintain and increase the reserve balance for future community needs. At the open meeting held on November 12, 2025, the Board of Directors unanimously voted to approve increasing the annual assessment, effective January 1, 2026.

The Board of Directors has approved an increase effective January 1, 2026; assessments will increase from $350.00 annually to $420.00 annually, representing a 20% increase. Payments for your assessments will be due annually in the amount of $420.00.

Article 6, Section 6.3(b) Limits on Maintenance Assessments. The initial Maintenance Assessment for each Lot shall not exceed Fifty Dollars and No Cents ($50.00) per month. Thereafter the Board may increase the Maintenance Assessment annually to meet the anticipated needs of the appropriate budget, but the Maintenance Assessment may not be increased in any year by an amount in excess of twenty percent (20%) above the previous year's Maintenance Assessment, unless such increase is approved by a majority vote of those members of the Association present at a meeting, in person or by proxy, where a quorum exists.
